Onsite Building Maintenance Technician

Job description

The Maintenance Technician is responsible for the upkeep and safe operation of a high-rise condominium building. This includes performing routine and emergency maintenance, repairs, and inspections of building systems and common areas. The technician ensures that the property remains in excellent condition for residents and complies with safety standards. Key Responsibilities: - Perform preventive maintenance on building systems (HVAC, plumbing, electrical, elevators, fire safety). - Complete general repairs: drywall, painting, minor carpentry, basic plumbing/electrical. - Maintain common areas: lobbies, hallways, rooftop amenities, fitness centers, and parking garages. - Respond to resident service requests and complete work orders with professionalism. - Monitor and maintain building access systems, lighting, and security features. - Assist with seasonal tasks (e.g., snow removal, HVAC filter changes). - Document work with before/after photos, notes, and expense tracking. - Participate in on-call rotation (7 consecutive days every 7–8 weeks). - Operate and maintain tools and equipment safely and efficiently.
