POSITION SUMMARY: The Work Order Specialist is responsible for completing resident Service Requests and providing excellent customer service to residents, staff, and vendors. ESSENTIAL DUTIES AND RESPONSIBILITIES: - Complete Service Requests, including repairing plumbing, electrical, carpentry and drywall issues. - Ensure 30-minute response time to Emergency Service Requests and property disasters (fires, floods, freezes, etc.). - Perform an inspection of the community grounds each morning to ensure that the community is clean and well-maintained, including maintenance of landscaping, bushes, trees, lawn, snow, trash, etc. - Turn all vacant units, as assigned, including painting, cleaning, and maintenance. - Complete maintenance work orders within 48 hours of input into Entrata and make-readies within 7 days of vacancy. - Complete preventative maintenance activities and update records...
